Builds on Momentum of PBC, ASU Health With 850 PBC Nearing Full Capacity

Wexford Science & Technology, LLC, a leading developer of innovation-centric Knowledge Communities across the country, is pleased to announce the launch of pre-leasing for 800 PBC, the newest purpose-built laboratory and innovation building on the Phoenix Bioscience Core (PBC).

This 200,000-square-foot facility will anchor the next phase of the PBC’s growth and innovation momentum; building on the success of Wexford’s 850 PBC project, which has rapidly become a regional nexus for bioscience research, entrepreneurship, and academic collaboration, housing more than 30 companies and institutions.

“With 800 PBC, we’re not just delivering lab space, we’re expanding an innovation ecosystem that is purpose-built for discovery, collaboration, and growth,” said Kyle Jardine, Wexford’s Vice President and Market Lead. “Phoenix is fast becoming a national player in the biosciences, and this next phase on the PBC positions the city to continue to compete globally.”

Strategically located at 800 N 5th Street, adjacent to Roosevelt Row in downtown Phoenix, 800 PBC offers unmatched proximity to restaurants, hospitality, residential options, and public transit. Designed with 35,000-square-foot floor plates and targeting LEED Gold certification, the six-story building is optimized for life science and healthcare companies at every stage of development, from early growth to global scale.

“Phoenix’s bioscience sector has seen nearly $7 billion in capital investments, more than 8 million square feet in primary facilities, and the creation of 14,000 jobs, making the expansion of the Phoenix Bioscience Core at 800 PBC the latest welcomed addition to our commitment in advancing personalized medicine and cures,” Phoenix Mayor Kate Gallego said. “Wexford Science & Technology and Arizona State University are incredible partners in our city’s efforts to create good paying jobs, foster innovative research, develop ground-breaking therapies, and deliver a healthier future for residents.”

Tenants will be immersed in a dynamic, research-rich environment anchored by Arizona State University, the University of Arizona, Northern Arizona University, Translational Genomics Research Institute (TGen) part of City of Hope, National Institutes of Health – NIDDK, and Connect Labs by Wexford, with access to translational research partners, specialized infrastructure, and a robust talent pipeline.

Nearby is the future home of the headquarters for ASU Health, including the ASU School of Medicine and Advanced Medical Engineering. ASU Health is university-wide initiative to reimagine how health professionals are educated, trained and empowered across disciplines, a learning health ecosystem that spans research, education and clinical care.

“ASU is excited to have 800 PBC with 850 PBC as places for industry partners to locate adjacent to our students, faculty and clinical partners giving us a fantastic opportunity to collaborate in our research, translate and commercialize our discoveries, and enhance educational efforts,” said Rick Naimark, ASU’s Associate Vice President for Program Development Planning.  “We are creating an environment that is inviting for partners to join us on the Phoenix Bioscience Core and grow together in improving the human condition.”

With hospitality-style lobbies, shared conferencing and convening space, and furnished outdoor collaboration areas, 800 PBC is more than just lab space, it’s a community designed to support discovery, scale impact, and foster the next generation of life science breakthroughs.

Companies interested in securing space at 800 PBC are encouraged to contact Kyle Jardine with Wexford Science & Technology or Alexandra Loye with Cushman & Wakefield to explore opportunities in this premier facility at the heart of one of the nation’s fastest-growing bioscience markets.
